Swiss Riviera Residential Market: Conditions and Outlook

The Swiss Riviera — encompassing the lakefront municipalities of Montreux, Vevey, La Tour-de-Peilz and the Lavaux wine-growing corridor — continues to attract sustained interest from internationally oriented private buyers. The combination of temperate climate, direct rail access to Geneva and Zurich, and a well-established international community positions the region as one of Switzerland's most consistently sought-after residential markets.

Residential supply along the Riviera remains structurally constrained. The topography of the northern shore of Lake Geneva limits developable land, while heritage and landscape protection designations restrict new construction in many of the most desirable locations. This supply constraint has historically supported price stability and, in premium segments, continued appreciation.

The upper end of the Montreux market — characterised by renovated Belle Époque buildings, lakefront apartments with unobstructed views, and properties within established residential addresses — has demonstrated particular resilience. Transaction volumes in this segment are modest by nature, with a significant proportion of transactions conducted off-market through professional intermediaries.

Demand from non-resident foreign nationals remains subject to the Lex Koller framework. However, a number of properties in the Montreux area carry existing authorisations permitting acquisition by non-resident buyers, representing a meaningful subset of available inventory for internationally based clients.

Looking ahead, the fundamental supply-demand dynamics of the Swiss Riviera residential market appear unlikely to shift materially in the near term. Infrastructure investment — including ongoing improvements to the regional rail network — continues to reinforce the area's connectivity and long-term residential appeal.
