Montreux is not a single homogeneous market — it is a collection of distinct neighbourhoods and areas, each with its own character, price level and appeal. Understanding the differences between them is the first step in identifying where to focus your property search.
The lakeside promenade and lower town
The most prestigious addresses in Montreux are those closest to the lake promenade — the Grand-Rue, the Avenue du Casino and the streets immediately above the waterfront. Above the main road (Route de Glion and its equivalents), the character of Montreux changes. The upper town and hillside areas — Chernex, Chailly, Brent, Fontanivent, Chamby — offer a quieter, more residential atmosphere, with larger properties, gardens and elevated views over the lake and Alps.
These areas are popular with families and buyers who prioritise space and tranquillity over proximity to the lakefront. Prices are generally lower than in the lower town and lakeside areas, and the properties tend to be larger — houses and villas rather than apartments.
Glion: the elevated village
Glion, perched above Montreux at approximately 700 metres altitude, offers a completely different perspective on the lake and Alps. The views from Glion are exceptional — panoramic, elevated and unobstructed. The village has a quiet, residential character and is home to the Glion Institute of Higher Education.
Properties in Glion are typically houses and villas with large gardens. The area is accessible by road and by the historic Glion-Rochers-de-Naye rack railway. It is popular with buyers who want exceptional views and a peaceful environment, and who are comfortable with the slightly longer journey to the lakefront.
