Buying Property in Switzerland with a C Residence Permit

A Swiss C permit (Permis C / Niederlassungsbewilligung) is a permanent residence permit that grants its holder the same property purchase rights as a Swiss national. For foreign nationals living in Switzerland, obtaining a C permit removes all Lex Koller restrictions and opens the full property market.

What a C permit allows

C permit holders can purchase any type of residential property in Switzerland without restriction. They can buy a primary residence, a secondary residence, an investment property or a holiday home. They do not require Lex Koller authorisation and are not subject to the annual cantonal quota.

This makes the C permit the most significant factor in determining a foreign national's property purchase rights in Switzerland. Once obtained, it effectively removes the buyer from the foreign buyer category for property purposes.

How to obtain a C permit

The C permit is generally available to foreign nationals who have lived continuously in Switzerland for five years (for EU/EFTA citizens) or ten years (for non-EU/EFTA citizens). Some nationalities may be eligible after five years regardless of EU/EFTA status, depending on bilateral agreements.

The permit is granted by the cantonal migration authority and requires evidence of continuous residence, integration (language skills, civic knowledge) and compliance with Swiss law. It is not automatic — the application must be made and approved.

Foreign nationals who are close to qualifying for a C permit should consider whether to wait before purchasing property. The difference in purchase rights is significant: a C permit holder can buy any property in Montreux, while a B permit holder from outside the EU/EFTA is limited to a primary residence.
