Average property prices in Montreux are among the highest in the Canton of Vaud and in Switzerland as a whole. Understanding what "average" means in this market — and what it buys — requires looking beyond a single headline figure to the range of property types and locations that make up the market.

Average prices by property type

For apartments, the average transaction price in Montreux is in the range of CHF 1.5 million to CHF 2.5 million, reflecting a mix of older stock, renovated mid-market units and prime lake-view apartments. This average is pulled upward by the significant number of high-value transactions in the prime segment.

For houses and villas, the average transaction price is higher — typically CHF 3 million to CHF 5 million — reflecting the larger footprint, garden and greater privacy that houses offer. The average is again influenced by the presence of ultra-prime properties at the top of the market.

What the average does not tell you

Averages in the Montreux market can be misleading because the market is highly segmented. A CHF 2 million average for apartments encompasses everything from a dated two-bedroom flat in need of renovation to a beautifully finished three-bedroom apartment with panoramic lake views. The two properties are not comparable, and the average price does not help a buyer understand what they can expect for their specific budget.

A more useful approach is to define a budget range and understand what that budget realistically buys in terms of size, location, condition and view. The articles in this section of the Buyer's Guide address specific budget levels in detail.

Comparison with other Swiss markets

Montreux property prices are broadly comparable to those in Lausanne's prime neighbourhoods and significantly below Geneva's prime market. They are above the Swiss national average but below Zurich's Goldküste and the most expensive Geneva addresses.

Within the Canton of Vaud, Montreux is one of the most expensive markets — ahead of Vevey, Lausanne's outer suburbs and most of the Vaud countryside. The premium reflects Montreux's exceptional setting, international profile and the supply constraints imposed by Lex Weber.

Key points

  • Average apartment price: CHF 1.5–2.5 million (wide range within this)
  • Average villa/house price: CHF 3–5 million
  • Averages are less useful than budget-specific analysis in this segmented market
  • Montreux prices are comparable to Lausanne prime, below Geneva prime
  • Above the Swiss national average; below Zurich Goldküste and Geneva's best addresses
