The timeline for completing a property purchase in Switzerland varies depending on the complexity of the transaction, the buyer's legal status and the efficiency of the parties involved. Understanding the typical timeline helps buyers plan and manage expectations.

Typical timeline overview

A straightforward Swiss property purchase — for a Swiss national or C permit holder, with financing arranged and no Lex Koller requirement — typically takes 6 to 10 weeks from offer acceptance to signing the notarial deed. The key stages are: offer and negotiation (1–2 weeks), due diligence (2–3 weeks), reservation agreement and deposit (1 week), notary preparation (2–4 weeks) and deed signing.

For non-resident foreign buyers who require a Lex Koller authorisation, the timeline is longer — the cantonal authority typically takes 4 to 8 weeks to process an authorisation application. This extends the overall timeline to 10 to 16 weeks from offer acceptance to completion.

Factors that affect the timeline

Several factors can extend or compress the timeline. Financing: buyers who have pre-arranged financing can move faster than those who need to apply for a mortgage after the offer is accepted. Due diligence: complex properties (older buildings, properties with unusual legal status) require more time for due diligence. Lex Koller: the cantonal authority's processing time varies and can be unpredictable.

Seller motivation also affects the timeline. A seller who wants to complete quickly will cooperate with the notary and provide documents promptly. A seller who is in no hurry may be less responsive, extending the timeline.

The notary preparation period
