Buying or Renting When Moving to Montreux

One of the first decisions for anyone relocating to Montreux is whether to buy or rent. Both options have advantages and disadvantages — and the right choice depends on the individual's circumstances, timeline and financial situation.

The case for renting first

For most people relocating to Montreux, renting before buying is the prudent approach. Renting allows the new resident to experience different areas of Montreux and the surrounding region before committing to a purchase — to discover which neighbourhoods suit their lifestyle, which schools are most convenient and which aspects of the location matter most to them.

Renting also provides flexibility — if the relocation does not work out as planned, or if the individual's circumstances change, it is much easier to end a tenancy than to sell a property. For individuals who are relocating for a fixed-term employment contract, renting is almost always the right choice.

The case for buying

For individuals who are confident in their decision to relocate to Montreux for the long term, buying has significant advantages over renting. Property ownership provides stability — the certainty of a permanent home, the ability to customise and renovate the property, and protection against rent increases. In the long term, property ownership in Montreux has historically provided good capital appreciation.

The cost of ownership in Montreux is typically lower than the cost of renting an equivalent property — particularly for luxury properties. The monthly cost of a mortgage on a CHF 3 million property (at current Swiss mortgage rates) is typically lower than the monthly rent for an equivalent property. For buyers who have the capital for the required equity contribution, buying can be more cost-effective than renting.

Financial considerations

The Swiss mortgage system requires a minimum equity contribution of 20 percent of the purchase price — of which at least 10 percent must be in cash (not pension funds). For a CHF 3 million property, this means a minimum cash contribution of CHF 300,000 and total equity of CHF 600,000. The affordability rules also require that the theoretical mortgage cost (calculated at a notional rate of 5 percent) does not exceed one-third of gross income.

For buyers who are relocating from abroad, the currency risk of purchasing in Swiss francs should also be considered. If the buyer's income is in a foreign currency, a strengthening of the Swiss franc against that currency increases the effective cost of the mortgage. Currency hedging strategies are available to manage this risk.

A practical approach

A practical approach for many relocating individuals is to rent for the first 6 to 12 months — to settle in, explore the region and identify the right property — and then purchase once they have a clear view of their preferred location and property type. This approach combines the flexibility of renting with the long-term advantages of ownership.
