Clarens is the western gateway to Montreux — a charming neighbourhood with a strong local character, good access to the lake and a property market that offers genuine value compared to the main Montreux centre. It is an increasingly popular choice for buyers who want a Montreux address at a more accessible price point.

Character and lifestyle

Clarens has a distinct character that sets it apart from the more cosmopolitan Montreux centre. It is a residential neighbourhood with a strong local community, a small commercial centre, good schools and a relaxed atmosphere. The lake promenade extends through Clarens, and the neighbourhood has its own small beach and park.

Clarens is associated with the Romantic movement — Jean-Jacques Rousseau set his novel La Nouvelle Héloïse in Clarens, and the neighbourhood has attracted writers and artists throughout its history. This cultural heritage gives Clarens a distinctive identity within the broader Montreux area.

Property types and prices

Clarens has a mixed property stock — a combination of older apartment buildings, Belle Époque villas and more recent residential developments. The range of property types is broader than in the main Montreux centre, and prices are generally somewhat lower, reflecting the slightly less prestigious address.

Apartments in Clarens range from CHF 600,000 for entry-level one-bedroom units to CHF 3 million for prime lake-view apartments. Villas and houses are available from CHF 2 million to CHF 6 million. Price per sqm for well-located apartments is typically CHF 9,000–15,000.

Value proposition

Clarens offers one of the best value propositions on the Swiss Riviera. Buyers who are open to a Clarens address — rather than specifically Montreux centre or Territet — can access larger properties, better condition and partial lake views at prices that are 10 to 20 percent below comparable properties in the main centre.

For families, Clarens is particularly attractive — the neighbourhood has good schools, parks and a family-friendly atmosphere that is less pronounced in the more tourist-oriented Montreux centre.

Connectivity

Clarens is well-served by public transport. The Clarens train station provides direct connections to Montreux, Vevey, Lausanne and Geneva. The journey to Montreux centre takes approximately 3 minutes by train; to Lausanne, approximately 25 minutes; to Geneva, approximately 65 minutes.

The lake promenade connects Clarens to Montreux centre on foot — a pleasant 20-minute walk along the waterfront.
