The condition and quality of finishes is the second major driver. A recently renovated apartment with high-quality materials, modern kitchen and bathrooms, and good storage will command a significant premium over an unrenovated equivalent. The quality of the building — its maintenance, common areas, lift, parking — also affects value.

Apartment sizes in Montreux range from compact studios of 35–45 sqm to large four- and five-bedroom apartments of 180–250 sqm. Price per square metre decreases with size — smaller apartments typically achieve higher prices per sqm than larger ones, reflecting the premium placed on the entry price point.
