An accurate property valuation is the foundation of a successful sale in Montreux. Understanding how properties are valued, what factors drive value and how to obtain a reliable valuation helps sellers set the right asking price and achieve the best possible outcome.

How properties are valued in Switzerland

Swiss property valuations are based primarily on the comparable sales method (méthode comparative) — the analysis of recent sales of comparable properties in the same area. The valuer identifies properties that are similar in type, size, location, floor level, view quality and specification, and adjusts for differences to arrive at an estimated market value for the subject property.

For properties where comparable sales data is limited — such as exceptional villas or unique penthouses — the income capitalisation method (méthode de capitalisation) or the cost method (méthode du coût de remplacement) may also be used. These methods provide a cross-check on the comparable sales approach.

Key value drivers in Montreux

In the Montreux market, the most important value drivers are: the quality and extent of the lake view (first-row lake view commands a premium of 30 to 60 percent over comparable properties without a lake view); the floor level (higher floors command a premium for the view and the light); the location within Montreux (the lakefront promenade, Territet and Glion command the highest prices); the size and layout of the property; the specification and condition of the interior; and the quality of the building and its management.

In the Montreux luxury market, the gap between asking price and transaction price varies. Well-priced properties in strong demand may sell at or above the asking price. Overpriced properties may sit on the market for months and eventually sell at a significant discount. Sellers should base their asking price on actual transaction data — not on the asking prices of competing properties.

Getting a reliable valuation

The most reliable valuation is one provided by a well-connected local agent who has access to actual transaction data for comparable properties in Montreux. Sellers should request a written valuation report that includes: the comparable sales used; the adjustments made for differences; and the agent's assessment of the likely sale price range.

Sellers should be wary of agents who provide an inflated valuation in order to win the mandate — a practice known as "buying the mandate." An inflated asking price will result in the property sitting on the market, which ultimately leads to a lower sale price than a correctly priced property would have achieved.
