Can Middle Eastern Buyers Purchase Property in Switzerland?

Buyers from Middle Eastern countries — including the UAE, Saudi Arabia, Qatar, Kuwait, Bahrain and others — are among the most active international purchasers of luxury property in Montreux and the Swiss Riviera. Understanding the applicable rules is straightforward once the Lex Koller framework is clear.

The applicable framework

Middle Eastern nationals are subject to Lex Koller in the same way as other non-EU, non-EFTA buyers. Non-resident buyers can purchase a Foreign Buyer Eligible holiday home in a designated tourist municipality such as Montreux, subject to cantonal authorisation and within the annual quota.

There is no bilateral agreement between Switzerland and any Middle Eastern country that grants preferential property purchase rights. The standard Lex Koller framework applies in full.
