Montreux is one of Switzerland's most prestigious residential addresses, and its property market reflects that status. Prices span a wide range — from well-priced apartments in need of renovation to ultra-prime lakefront villas — but the market is consistently characterised by quality, scarcity and sustained international demand.

The price landscape in 2026

Residential property in Montreux trades across a broad spectrum. Entry-level apartments — typically older stock in need of updating, away from the lake — start from around CHF 600,000 to CHF 800,000 for a one- or two-bedroom unit. Mid-market apartments with good finishes and partial lake views range from CHF 1.2 million to CHF 2.5 million. Prime apartments with direct lake views, modern interiors and sought-after addresses command CHF 3 million to CHF 6 million and above.

Villas and houses occupy a higher price tier. A detached villa with a garden, lake views and quality finishes typically starts from CHF 3 million and can reach CHF 10 million or more for exceptional properties. Waterfront villas with private lake access are among the most expensive residential properties in Switzerland, with prices for the finest examples exceeding CHF 15 million.

What drives Montreux prices

Several structural factors underpin Montreux property values. Supply is constrained by Lex Weber — no new secondary residences can be built, and the total stock of second homes is fixed. The municipality's exceptional setting — the lake, the Alps, the mild microclimate — creates a quality of place that cannot be replicated. And consistent demand from Swiss, European and international buyers ensures that well-priced properties attract competitive interest.

Within Montreux, the most significant price driver is the lake view. Properties with direct, unobstructed views of Lake Geneva command a substantial premium over comparable properties without views. Elevation, orientation (south-facing is preferred), proximity to the lake promenade, and the quality of finishes are the other key variables.

Price per square metre

Price per square metre in Montreux ranges from approximately CHF 8,000 per sqm for unrenovated apartments in less sought-after locations to CHF 25,000–30,000 per sqm or more for prime lakefront properties with exceptional views and finishes. The median for well-located, renovated apartments is in the range of CHF 12,000–18,000 per sqm.

These figures are indicative — the Montreux market is heterogeneous, and price per square metre varies significantly based on view, floor level, condition and address. A penthouse on the top floor of a prime building will command a materially higher price per sqm than a ground-floor apartment in the same building.

Market stability

Montreux property prices have demonstrated long-term resilience. The combination of supply constraints, quality of place and international demand has insulated the market from the volatility seen in some other Swiss and European markets. Prices have not experienced significant corrections in recent decades, and the structural factors that support values remain firmly in place.

Buyers should approach the Montreux market with realistic expectations: well-priced properties in prime locations do not remain available for long, and negotiating room is typically limited for quality assets.
