Lake view properties are the most sought-after and most valuable segment of the Montreux property market. Finding and buying a lake view property requires understanding what constitutes a genuine view, where the best views are found, and how to assess the quality and permanence of a view before making an offer.

What makes a lake view in Montreux

Not all lake views are equal. In Montreux, the quality of a lake view depends on several factors: the extent of the view (panoramic vs partial), the floor level (higher floors have better views and are less likely to be obstructed), the orientation (south and south-west facing views are preferred), and the presence of any obstructions — trees, other buildings, terraces or balustrades.

A panoramic, unobstructed view from a high floor facing south-west — taking in the full sweep of the lake, the Dents du Midi and the French Alps — is the most valuable view in Montreux. A partial view from a lower floor, partially obstructed by trees or a neighbouring building, commands a smaller premium.

Where the best views are found

The best lake views in Montreux are found in the lower town and lakeside areas — the streets and buildings closest to the promenade, where the view is direct and unobstructed. Territet, with its south-east facing position above the lake, offers exceptional views towards Chillon Castle and the Rhône valley.

Elevated positions — Glion, Chamby, the upper town — offer panoramic views that encompass a wider sweep of the lake and mountains, though the perspective is different from the intimate, close-up view available from the lower town.

Assessing view permanence

Before purchasing a lake view property, buyers should assess the permanence of the view. Key questions include: Are there any planning permissions for buildings that could obstruct the view? Are there trees that could grow to obstruct the view? Is the view protected by the building's position or by planning regulations?

In Switzerland, views are not legally protected in the way that some other jurisdictions protect them. A view that exists today could theoretically be obstructed by future development. Buyers should research the planning status of land and buildings in the view corridor before making an offer.

The view premium

Lake view properties in Montreux command a premium of 30 to 50 percent over comparable properties without views. For a mid-market apartment priced at CHF 1.5 million without views, a direct lake view could push the price to CHF 2 million to CHF 2.25 million. At the prime end of the market, the premium can be even more pronounced.

The view premium has been consistent over time and shows no sign of diminishing. Supply of lake-view properties is fixed, and demand from international buyers who specifically seek views is sustained.
