Vevey is Montreux's nearest neighbour on the Swiss Riviera — a market town with a strong local character, the Nestlé headquarters and a property market that offers good value compared to Montreux. For buyers who are open to a Vevey address, it represents one of the best value propositions on the lake.

Character and lifestyle

Vevey has a more authentically Swiss character than the more internationally oriented Montreux. It is a working town with a vibrant local economy, a famous weekly market (one of the largest in the region), a strong cultural scene and a diverse population. The Nestlé headquarters is the town's most prominent employer, and the presence of a large international corporate community gives Vevey a cosmopolitan character.

The lake promenade in Vevey is one of the finest on the Swiss Riviera — wide, well-maintained and lined with cafés and restaurants. The famous Charlie Chaplin statue on the promenade is one of the most photographed landmarks on the lake.

Property market

Vevey's property market is larger and more liquid than Montreux's. There is a broader range of property types and price points, and transaction volumes are higher. The prime lakefront and lake-view segments are comparable in quality to Montreux's prime market, though the address premium is somewhat lower.

Prices in Vevey are generally 10 to 20 percent below comparable properties in Montreux, reflecting the difference in international profile and demand. Prime lake-view apartments in Vevey are typically priced at CHF 10,000–18,000 per sqm.

Lex Koller considerations

Vevey has fewer Foreign Buyer Eligible properties than Montreux. The town is not primarily a tourist municipality in the Lex Koller sense, and the annual quota for non-resident foreign buyers is more limited. Buyers who require a Foreign Buyer Eligible property should verify availability carefully.

For Swiss nationals, C permit holders and EU/EFTA residents, Vevey offers a full range of purchasing options without Lex Koller restrictions.
