Price per square metre is a useful metric for comparing properties in Montreux, but it must be interpreted carefully. The range is wide — from CHF 7,000 per sqm for unrenovated apartments in less sought-after locations to CHF 30,000 per sqm or more for the finest lakefront properties — and the drivers of variation are significant.

Price per sqm by segment

At the entry level — older apartments, no lake views, in need of renovation — price per sqm is typically in the range of CHF 7,000–10,000. These properties represent the most accessible price per sqm in the Montreux market but require renovation investment that will increase the effective cost.

Mid-market apartments — good condition, partial views, well-located — achieve CHF 10,000–15,000 per sqm. Prime apartments with direct lake views and modern finishes command CHF 16,000–22,000 per sqm. The finest penthouses and large-format apartments with exceptional views can exceed CHF 25,000–30,000 per sqm.

Factors that drive price per sqm variation

The lake view premium is the single most significant driver of price per sqm variation in Montreux. A direct, unobstructed lake view can add CHF 3,000–8,000 per sqm compared to an otherwise comparable apartment without views. Floor level amplifies this — higher floors with better views achieve higher prices per sqm.

The quality of finishes, the prestige of the building, the size of the apartment (smaller apartments typically achieve higher prices per sqm than larger ones), and the specific address all contribute to variation. A ground-floor apartment in a prime building will achieve a lower price per sqm than a top-floor apartment in the same building.

Using price per sqm effectively

Price per sqm is most useful when comparing properties of similar type, location and condition. Comparing the price per sqm of a renovated lake-view apartment with an unrenovated apartment away from the lake is not meaningful — the two properties are not comparable.

A more useful approach is to establish the price per sqm for a specific sub-market — for example, renovated two-bedroom apartments with partial lake views in the mid-town area — and use this as a benchmark for evaluating specific properties within that sub-market.
